Manorlane Press Release

NEW TRAIN STATION BUILDS BLACKRIDGE APPEAL

November 10 2008

Manorlane’s new Claridges development will soon benefit from excellent public transport links into Edinburgh and Glasgow following the announcement that a train station for the West Lothian village of Blackridge has been given the green light.

The introduction of this crucial link from Blackridge to the east and west of Scotland will bring major economic benefits to the village – with over £3 million being invested in local community services. The station will be on the Airdrie to Bathgate line which is to be reinstated by 2010, making both Edinburgh and Glasgow easily accessible and further adding to the appeal of The Claridges as a highly desirable place to live.

Manorlane has agreed to finance around 40 per cent of the station with the remainder being funded by the Scottish Government. Manorlane has worked very closely with the Blackridge Community Council and Platform Blackridge campaign over the past two years and is committed to doing so going forward.

Part of a thriving community, The Claridges will comprise 462, three, four, five and six-bedroom semi and detached family homes. Inspired by Blackridge’s breathtaking, natural surroundings and traditional architecture, the development incorporates open space and children’s play areas.

The new development has been designed in conjunction with the local community, who were involved at every step of the planning process – including pupils at Blackridge Primary School who helped to design the new play areas. In addition to creating new homes, the development will secure significant benefits for the village, including new retail facilities, with high quality national retail chains already expressing serious interest, as well as a substantial new wildlife habitat zone and landscaped area. All of these benefits have been subject to detailed discussion with the local community.

Ilia Robertson, Sales and Marketing Director, Manorlane, said: “The new rail station heralds the start of an exciting development for Blackridge. The Claridges enjoys a wonderful countryside setting, and both old and new residents of the village will benefit from improved accessibility to larger towns and cities, offering the best of both worlds.”

A sales and marketing suite is now open at The Claridges giving buyers the opportunity to view the site plan and find out more about Manorlane’s distinctive homes which offer luxury living at an affordable level.

Buyers can create even more individuality within their home with the option of creating an additional floor in the roof space or adding a garden room, as well as with the wide selection of options Manorlane provides through its in-house ‘Uniquely You’ design centre.

Externally, each Manorlane home combines warm, red brick and crisp white render with subtly coloured period feature detail to afford a distinguished appearance.

Prices at The Claridges range from £149,995 for a three-bedroom semi-detached Houston to £212,995 for a four-bedroom detached Harley.

Manorlane currently has a number of developments across the central belt including The Dukes, Carfin; Saville Row, Motherwell; The Hamptons, Netherburn; and Hermitage, Newton Mearns.

The Claridges sales and marketing suite is open Thursday to Monday, 10am-5pm. For further information Tel: 01501 753190 / 0845 072 0073 or email sales@manorlane.co.uk
